Terms of use
Version of Oct 16, 2026.
1. What this site is
Heritage presents commercial and investment properties in Costa Rica on behalf of their owners. The information is meant to help you decide whether a property is of interest; it is not a binding offer. Every deal is closed in writing and before a notary.
2. Prices
Prices are asking prices, may change without notice and exclude transfer costs, taxes and notary fees. US dollar and colón equivalents use a dated Central Bank reference exchange rate.
3. Areas, boundaries and zoning
Areas come from the National Registry and the Cadastre. Boundaries drawn on the site and in videos are approximate: the cadastral plan and the Registry prevail. Possible uses are ideas, not promises: what can be built is set by the municipality’s zoning certificate. Every listing states the date it was verified and its sources.
4. The price analysis is not an appraisal
The market price analysis we offer owners is an opinion based on published comparables. It does not replace an appraisal by a licensed appraiser.
5. Documents under NDA
The cadastral plan, title report and pricing report are shared only after a non-disclosure agreement (NDA) is signed, and only to evaluate a purchase.
6. Site content
Texts, listings, boundary drawings, photos and videos belong to Heritage or to each property’s owner. You may share them by linking to the listing; you may not copy them to advertise the property elsewhere without written permission.
7. Governing law
These terms are governed by the laws of the Republic of Costa Rica. See also the privacy notice.
